
The Renovation of a Protected Building in Verona
The new luxury apartments at Barbarani 17 in Verona are ready to be lived in and filled with daily stories. This is the excellent result of the renovation of a protected building, managed by Contec Ingegneria.
From 2019 to 2022 – with the official inspection taking place just a few weeks ago – the Gruppo Contec team was engaged in the revitalization of the new residential complex located on Via Barbarani in Verona.
THE ASSIGNMENT
The Contec Ingegneria team was responsible for the final and executive design, including BIM modeling, managing the required permitting process from the relevant authorities, particularly for structures within the protected heritage, overseeing the Works Direction, and providing Project and Construction Management.
PROJECT DESCRIPTION
The building involved in the renovation is located in the San Zeno district of Verona and is within the landscape protection area inside the Magistral Walls of the historic city.
The original structure is present in both the Austrian and Napoleonic cadasters and dates back to a very old construction. The complex is part of the row of buildings facing the current Via Barbarani, formerly called Via di Mezzo. It is a residential building of a popular design.
The project entailed a comprehensive renovation and upgrading of the entire property, aiming to create 8 luxury residential units.
The main changes included the reconstruction of the roofs and deteriorated floors, the addition of a staircase with an elevator, the installation of external thermal insulation on the internal courtyard, the removal of unnecessary additions, and the reorganization of the facades, along with compliance with health and hygiene standards and the removal of architectural barriers.
Additionally, specific, customized solutions were designed to meet the needs of both the client and future tenants.
The high design standards required for the renovation of this protected building also necessitated special attention to color coordination and the selection of high-quality finishes in the common areas and individual apartments. This approach resulted in an aesthetically pleasing outcome, in addition to the already qualified living and energy efficiency comfort.
